REO Disposition
We understand that lenders face numerous decisions while working with distressed assets, so we work side-by-side with asset managers to ensure they can make informed choices in a timely manner. Within 24 hours of receipt of assignment we begin with an investigation of the property. We then conduct the following tasks:
Valuation ServicesVERIFICATION OF OCCUPANCYAt the time of initial order, we will verify the occupancy status of all units in the property and report this to the asset manager. We will then on a weekly basis check on the status of each unit and report any changes to the asset manager. A cash for keys offer will be implemented based on instructions from the asset manager. Any vacant units will be re-keyed and secured.VALUES (BPO's)Depending on our client's guidelines, Chantal Orlando Residential & Commercial REO Group will initiate a BPO, and if two BPO's are required, we will arrange for that as well. REPAIR/REHAB BIDSWith an extensive list of accredited vendors (with proof of insurance/contractor license) for property repairs, yard maintenance, trash-out, lock-change, we will initiate required repair bids.BILLING/EXPENSESChantal Orlando Residential & Commercial REO Group can track REO expenses in two ways. One, we will pay the vendors directly and then submit a reimbursement expense tracking report to the client for all work completed; and two, clients can pay the vendors directly.
